STANDARD TERMS AND CONDITIONS OF LEASE AGREEMENTS IN RWANDA.

Note: Please note that the terms provided below are typically open to negotiation.

 

• Lease term –Preferably 5 Years Renewable with Rent escalation - (5% rent escalation every year)

​

• Payment terms – Preferably on Quarterly basis.

​

• Termination notice – Three months’ advance notice

​

• Security deposit: Initial deposit includes two months’ security deposit and three month’s rent.

​

• Fit out period: The rent-free period (beneficial occupation for fit outs) range between 15 days to 90 days (3 months) and is only applicable to rent but not service charge where applicable.

​

• Amenities: Private washroom if the client takes the whole floor and possibilities to add more at the tenants cost.

​

• Utilities: The tenant shall have separate water and electricity meters and any related bills shall be met by the tenant.

​

• Space is let out as open plan which means that the tenant is responsible for fitting out their interior to their specification but subject to landlord approval of design, interior lay out and rendering.

​

• Signage: The landlord will pre-approve for the appropriate signage to be placed in and around the building

​

• Insurance: The landlord agrees to maintain reasonable insurance for the property whereas the tenants shall be responsible to insure all goods, merchandise, furniture & fittings as well as staff in their premises.

• Taxes: The Landlord shall be responsible for all taxes related to the property whereas the Tenant shall be liable for all taxes related to its business.

​

• Service charge includes inter alia, insurance, water, security, stand-by generator, mechanical and electrical servicing, maintenance, repair and replacement costs, building management fees, refuse removal, as well as cleaning of exterior and common areas.
